DHL Supply Chain to start construction of a new, state of the art logistics centre in Sipoo
DHL Supply Chain, working together with JLL, Parviainen architects and Ramboll, will build a new logistics centre in Bastukärr, Sipoo. In line with DHL’s strategy, the logistics centre will feature exceptionally high sustainability standards.
DHL Supply Chain, the global market leader in logistics, have signed an agreement to build a new logistics centre in Bastukärr in Sipoo, Finland. Fira Oy operates as the developer in the project.
DHL Supply Chain, working together with JLL, Parviainen architects and Ramboll, will build a new significant logistics centre with the aim to construct the first logistics centre in Finland with the highest possible level of certification, within the BREEAM International New Construction 2016 environmental certification system i.e. the Outstanding level. Only two buildings in Finland have achieved the highest possible level of the five-starep certification. In addition to the BREEAM certification for the entire building, the goal is to achieve the WELL Core Gold level for the office facilities. The project aims to reach at least carbon neutral during its use.
Seamless co-operation between the various parties has enabled strict timetable targets to be met and garnered praise from the authorities involved in the authorisation process. Client decision-making has been facilitated by a diverse alternative review to find the most profitable solutions. "The design project of the logistics centre is ambitious throughout. Thanks to our excellent cooperation from the beginning, we are now able to build an aesthetically and functionally fine whole", says Mikko Lahikainen, CEO of Parviainen Architects.
Construction of the new project is scheduled to begin during May 2022 and will be completed in two phases, the first part in September 2023 and the remainder in February 2024. The site will be built in the Bastukärr area at Rahtiraitti 6 and the area of the terminal building is approximately 44,000 square meters.
JLL has served as commercial advisor during the plot acquisition phase and will continue as property development consultant on the project throughout the construction phase. This project is a good example of the One JLL- services that enable local service for JLL's international clients.
Parviainen Architects serves as the principal and architectural designer of the project.
In the project, Ramboll performs construction and project management tasks, BREEAM and WELL expert tasks, and humidity management coordination. During the development phase of the project, Ramboll was responsible of the technical design tasks including structural, HVAC, electrical, geo, fire, acoustics and traffic planning, as well as energy and environmental specialists’ tasks. To find sustainable design solutions, advanced Ramboll Zero service was utilized. This project exemplifies Ramboll's recent The Partner for Sustainable Change- strategy.
Tatu Silventoinen, Property Development Director, JLL: "Investor demand for high quality logistics centres has increased significantly in recent years, making their development in prime locations very attractive. DHL's Bastukärr project will set a new benchmark for logistics centres both in Finland and the world when completed. Implementing such projects on such a fast timetable would not be possible without a committed and professional project team."
Jaakko Berg, Head Designer, Parviainen Architects:” DHL's goals for the new logistics centre have been set high, both in terms of architecture and sustainability. The project has been promoted on a tight schedule in good cooperation with DHL and consultants as well as the Municipality of Sipoo. The project has been a good example of effective collaboration. When everyone does what has been agreed upon in time, you get to what is being pursued. Sounds easy but requires excellent team play."
Jani Ruotsalainen, Project Manager, Ramboll: ” The good atmosphere of cooperation created in the project, combined with the professionalism of the project team and the confidence shown by DHL, provides excellent conditions for the purposeful promotion of the project and the achievement of high level targets.”
JLL, Parviainen Architects and Ramboll will continue as DHL Supply Chain partners throughout the project's implementation.
